Q: How is La Bon Vie Governed?
La Bon Vie is governed by La Bon Vie Homeowners Association through its duly elected Board of Directors. HOA Directors are elected at the Association’s Annual Meeting held in April.

Q: What do my La Bon Vie Homeowners Association dues pay for?

Dues pay for common area lawn, tree and pond maintenance, fountain and gate upkeep, utility expenses, accounting and book keeping, insurance and taxes for common areas.

All streets in La Bon Vie are private with the exception of Nanterre Lane, therefore dues also cover maintenance and upkeep of all private streets. In addition, dues will pay for future development of common areas as determined by residents.

Q: Are there any rules for fishing in the neighborhood ponds?

The ponds are for the enjoyment of the neighborhood residents and their guests. Guests must be accompanied by a resident.

The ponds are stocked with many fish, including bass, bream, catfish, etc. La Bon Vie has a catch and release policy with the exception of catfish which can be kept.

Q: What is the purpose of the Architectural Committee & when should I submit a request?

The purpose of the Architectural Control Committee (ACC) is to preserve both the aesthetic and property value integrity of La Bon Vie Subdivision by ensuring that all residential home sites and improvements to those home sites are in accordance with all subdivision covenants.

The ACC shall have the right to disapprove any plans, specifications, or exterior improvements submitted by reason of any of the following:

1) Incompatibility of the proposed building with existing buildings location upon the lots in the vicinity;

2) Duplication or similarity in the nature, exterior color scheme, kind, shape, height, or materials used in the proposed building with that of an adjoining building;

3) Failure of such plans or specifications to comply with any of these restrictions;

4) Objections to the site plan, drainage plan, landscaping plan for the lot;

5) Failure of such plans to take into consideration the particular topography and natural environment of the lot; or

6) Any other matter which, in the sole judgment of the Architectural Control Committee, would cause the proposed building to be inharmonious with the general plan of the development or with the building located upon other lots in the vicinity or detract from the appearance of the subdivision.

All architectural requests are reviewed by all ACC members to reach a resolution in a timely manner. Architectural Request Form should be submitted via email or postal mail. The Architectural Request Form may be accessed on the Residents tab of the website.

Residents should submit an ACC request when they are planning for construction of a new home (i.e house plans to ensure conformance to covenants) and improvements to their home site to include, but not limited to the following:

– Fencing on or around property;

– Pools;

– Outdoor sheds, buildings, patio extensions, pool houses, etc.

– Changes to Exterior color schemes (to ensure colors are “harmonious”)

Beginning a project without prior ACC authorization subjects the resident to a possible fine.

Q: How do I gain access through the main entry gate for myself and for visitors?

Residents can send an email to the Board of Directors to request gate access.

Gate cards and remotes can be purchased from the HOA for resident access. Gate cards are $5 and gate remotes are $35.

Residents can also request a 3-digit code used to allow visitors access thru the gate.

Please include in the email request your name, address, phone number, and description of your request to include type and quantity of gate devices needed and/or whether a visitor gate code is needed.

Q: What should I do if I want to get involved with the HOA?

La Bon Vie HOA graciously welcomes any residents who are interested in giving of their time and talents to help better our neighborhood. Residents can help by serving on one of our committees, or they can run for a director position on the Association Board.

If you are interested in serving on a committee please fill out and submit the Committee Interest Form to the Board of Directors.

If you are interested in running for a position on the board you will need to submit the Acceptance of Nomination for Director Form to the board prior to the April annual meeting. A request for nominations is sent out to all residents in February which includes instructions on where to submit the acceptance of nomination form.

Q: How do I order a new or replacement mailbox, and what is the cost?

Property owners and builders are eligible to purchase mailboxes. Mailboxes must be ordered through the HOA. Payment may be made by check or invoice to the resident account. The below price is current for December 2020 but subject to change.

A complete mailbox – fee $476.11
Mailbox without post – fee $250.00

To order a mailbox, please forward an email to the Board of Directors indicating the resident address as the mailbox system includes numbers. Payment must be received prior to placing the order for the mailbox. Please indicate your method of payment and contact information with the requested order.
